Cap rates are a starting point. Cash flow is the test.

Commercial investment discipline for hospitality properties, mixed-use buildings and owner-user acquisitions across NY and NJ.

Make NOI comparable

A cap rate divides annual property NOI by purchase price; it excludes financing. Review taxes, insurance, repairs, utilities, management costs, vacancy and tenant reimbursements using the same assumptions across properties. A seller's pro forma is not the same as trailing income, and temporary expense reductions are not necessarily sustainable.

Look beyond the headline yield

Mixed-use dining and retail require scrutiny of tenant credit, lease expirations, options, rent steps and landlord obligations. Hospitality uses may add fit-out requirements, special infrastructure and permitting exposure. A waterfront location deserves property-specific flood and insurance diligence; redevelopment potential needs its own entitlement and cost assessment.

Debt changes the equity result

Cash-on-cash return uses cash flow after debt service relative to invested equity. Closing costs, initial improvements and required reserves affect that equity denominator. Stress-test interest rates, amortization, vacancy and operating expenses. Model refinancing and exit costs separately rather than assuming the entry cap rate guarantees an exit value.

No universal Tri-State cap rate

Location, asset class, tenancy, financing and building condition make broad market labels imprecise. National hospitality investment outlooks supply context, not a verified NY/NJ cap-rate table. Use current local comparable transactions and lender feedback for a specific acquisition.
